Electric Instalation, Plumbing and HVAC
Once the masonry is finished and all the garbage is removed from your apartment in Marbella, Costa del Sol – Estepona, Marbella, Calahonda, Mijas, Fuengirola, Torremolinos or Malaga, the installation comes. They can run in parallel so that one does not interfere with the other. For example, plumbers put polypropylene pipes in the bathroom and toilet, during which time the electricians wired the rest of the premises. A third group may install air conditioning pipes or gas boiler pipes. However, it is important that they do not interfere with each other and that they do not take the critical path.
Electrical installation
Electricity should be well planned from the outset so that no errors can subsequently occur. A detailed project would make things much easier. It contains all the necessary things, such as: number and type of keys and contacts; number and type of luminaires; type and length of cables; number of circuits, circuit diagram and more. First you need to determine what the cables will be. One option is to have bridge conductors with copper cores, thus there is no grinding and therefore the cost is lower. A problem may occur if one day a cable is struck and its replacement is required. Then it will have to be replaced. The other option is copper-core power cables SVT, they are put in corrugated pipes. In the event of an accident, the cables are quickly and easily removed and replaced with new ones. The downside here is that implementation costs more, for two reasons. First channels must be done in the walls where to be be placed the pipes. This will lengthen the whole process and create additional garbage. And second, we have corrugated pipes that need to be purchased and installed. The wiring is followed by the installation of the switchboard. It is important to determine the size of the modular box, the number of circuit breakers and the fault current protection. A few words about the keys and contacts. Logically, they are finally installed after the walls are painted (the brackets are installed at the beginning). Preferred quality-price brands are the French brands Schneider and Legrand. There the average contact price is 4-5 euro / pc. There are Turkish and Chiness switches and contacts, such as Makel, which are cheaper and can be found for 2-2.5 EUR / pc. Deviator and serial keys are more expensive now. A new electrical installation of an apartment of 100 m2 costs about 4000-6000 EUR. Of course, the price can vary a lot. It all depends on the wiring, the number of luminaires and the type of bulbs; the presence of LED bands; the number, type and brand of keys and contacts; apartment dashboard, fault currents and many more.
Plumbing (Water supply) and sanitation on Costa del Sol – Estepona, Marbella, Calahonda, Mijas, Fuengirola, Torremolinos or Malaga
Water supply and sewerage is another key part that needs to be started from the very beginning. Includes replacement of pipes in the bathroom, toilet, laundry room and kitchen. I plan to describe in detail the topic in future article. However, I will briefly explain what this article is all about. Old metal pipes are being replaced with new polypropylene – a new generation of pipes that are non-corrosive and provide better water flow. The old stone pipe is replaced with a new PVC channel 110mm. The location of the sanitary fittings is an important point in designing a bathroom. Everything should be calculated so that it is as comfortable as possible for the occupants. How much does a new plumbing cost? For a normal 3-4 m2 bathroom, the cost of labor and materials comes out to about 800-1200 euros. Once we have finished the water supply and the sewer test must be done to make sure everything is OK with the pipes and there is no leakage . Finally, the walls are plastered with lime-cement plaster and cement coat is applied to the floor.
Heating, ventilation and air conditioning
HVAC is the third important element in the first phase of a major home renovation of your apartment in Costa del Sol – Estepona, Marbella, Calahonda, Mijas, Fuengirola, Torremolinos or Malaga. If you have been heating at a gas boiler so far, you may want to keep this type of heating in your home. Then the old radiators can be replaced with new aluminum ones that have a modern look. If you do not have heating or you prefer alternative heating, then you can stop with electric heating with air conditioners and convectors, gas heating (if you have one), or heating with a heat pump, for example air-water. Whichever option you choose, the investment is not small but inevitable. Perhaps most economically, as an initial investment, this is electricity, but winter bills will undoubtedly be higher. In fact, it depends on the brand and type of air conditioners and convectors. The price of nice and economical air conditioners starts at 1500 EUR. A convector under 200 EUR is not worth a visit. Gas heating is recommended for areas where there is one. Other types is an option also but everything depends from the budget, which you have for the renovation of your apartment.
